Ontario has set the rent increase guideline for 2027 at 1.9%. The guideline for 2026 is 2.1%. The guideline is the most a landlord can raise the rent for most tenants during the year without approval from the Landlord and Tenant Board.
How it works
- The guideline is based on the Ontario Consumer Price Index and is capped at 2.5%.
- The landlord must give written notice in the proper form at least 90 days before the increase takes effect.
- In most cases at least 12 months must have passed since the last increase or since the tenancy began.
Where it does not apply
The guideline does not apply to rental units occupied for the first time for residential purposes after November 15, 2018. That includes new buildings, additions and most new basement apartments. It also does not apply to community housing, long-term care homes or commercial properties, or when a unit is rented to a new tenant.
