A first group of changes to the Residential Tenancies Act, 2006 from Bill 60 and Bill 97 took effect at the Landlord and Tenant Board (LTB) on July 1, 2026.
- Review of an order: the time to request a review was shortened from 30 days to 15 days. The circumstances in which a final order can be reviewed also changed.
- Repayment plans: the LTB Payment Agreement Form is now mandatory for repayment plans under section 206 of the Act.
- Above guideline increases: a landlord now has 7 days, down from 14, from the date the LTB issues its direction to serve it, and must file the certificate of service no later than 5 days after service.
- Fines for offences: the maximum fine rose from $50,000 to $100,000 for individuals and from $250,000 to $500,000 for corporations. These maximums do not apply to administrative fines, costs or compensation ordered by the LTB.
- Air conditioners: tenants may install a window or portable air conditioner if all the conditions are met. Where electricity is included in the rent, the landlord may charge a seasonal rent increase for its use.
LTB orders are now posted publicly
Starting July 24, 2026, the LTB began posting final orders on the Ontario Open Data Catalogue, beginning with orders issued from January to May 2026. Current orders will be posted monthly and older orders, going back to 2021, will be added in phases. Orders for which confidentiality has been granted are excluded.
